    With qualifications in both architecture & drafting, you can be certain your project has been designed with buildability in mind from start to finish.

  • Each project is quoted specifically to suit your requirements after an initial phone call or meeting.

    A rough guide would be between 3-5% of your total build cost for my full service.

    Below lists alternative design professions as a comparison:

    • A registered architect will typically charge between 8-15% of your total build cost.

    • A builder will require a non-refundable deposit to engage their design team (usually less than $5,000). The builder owns the copyright of the design.

  • Michael Dos Santos Design aims to provide a custom design service to everyone.

    My fee structure is setup in multiple installments for when your project hits milestones. You pay as you go & can stop at any time.

  • Throughout the process you will need various consultants to provide certificates, reports or advice to obtain planning approval & a building permit.

    Michael Dos Santos Design will source these quotes for you & allow you to choose which proposal to accept. The below fees can be used for an allowance, but will differ depending on complexity, build costs or the current market.

    • Contour feature survey and boundary re-peg $1000

    • Written planning advice fee $100

    • Development approval application 0.3-0.4% of build cost

    • Energy assessment $1000

    • Structural Engineer certification $5000

    • Certificate of design compliance $500

    • Acoustic report $500

    • Bushfire attack level report $500

    • Building Permit application 0.2% of build cost
